An under-construction office building in Denver's River North Art District just secured its first tenant — an unusual one for the popular RiNo neighborhood.

OFFICE BUILDING SECURES CONSTRUCTION FINANCING

Schnitzer West and Craft Companies, LLC a Denver-based, multi-directional real estate firm, have secured $76.97 million in funding from Canada’s Otera Capital, for the completion of The Current, River North, a 12-story Class-A office tower development in RiNo.

Schnitzer West BREAKS ground on The Current, RIVER NORTH

The development is a partnership between Schnitzer West and Crafts Cos., a Denver-based real estate firm.

Schnitzer West acquired the 34,250-square-foot site to develop an office building for business and retail purposes. The 12-story building will feature two levels of underground parking, three levels of above-grade podium parking and eight floors of office space. The top two floors will offer private amenities for tenants, including Schnitzer West’s signature “great room” working and leisure space and a rooftop terrace. Additional amenities will include ground-level retail, office-building lobby and conference center and bicycle storage.

Moye White will be first large law firm to relocate from downtown to RiNo.

The project is the first speculative office development to break ground in Denver since the onset of the coronavirus pandemic, according to Newmark Research.

NEW 11-STORY residences-AT-rino starts construction

“We are excited to kick off construction on this exceptional residential offering in one of Denver’s most sought-after neighborhoods,” said Kevin Batchelor, senior managing director, Hines. “With its world-class architecture; balance of amenities and services; and proximity to RiNo’s renowned restaurants, breweries, art galleries and entertainment, Residences at RiNo will set a new standard for apartment living in Denver.”

The 11-story building will feature studio, one- and two-bedroom units from 542 to 1,715 sf, in addition to a limited number of affordable and live/work units. Residences will feature modern kitchens with quartz countertops, designer tile backsplashes and stainless steel appliances, in-unit washers and dryers, electric door locks, matte black fixtures and wood-style flooring throughout. Select units also will have private balconies with mountain and city views.
